Phil was available to do an inspection for a client of mine in a very timely manner when it was very hard to find any available engineering inspectors. He also sent us the report 2 days later which is what we needed! He did a great job on the inspection and was very thorough and knowledgeable. I highly recommend if you need a structural inspection done, call Schembri Engineers.

We had a fire @ one of our restaurants and we needed an Engineer. Phil came highly recommended and it was a complete pleasure working with him and his team. They were very helpful and professional and got things done very quickly. If you are looking for or needing an Engineering Firm I would strongly recommend this company. Thanks a million Phil.

We hired Schembri Engineering to complete our special inspections on our custom home build. Our previous engineer had placed the special inspections on our building permit, but told us he would no longer complete the inspections. We contacted Schembri Engineering and they really stepped up to help us. They were able to accommodate us right away in a very professional manner. We would always use them on any construction projects. Dave and Phil are both highly qualified and very knowledgeable. Highly recommend!

As a Real Estate Broker I have called on Schembri Engineering to handle a number of inspections and projects. Phil and his team have always been professional, informative, and cost effective. Recently I had Phil come to my daughter's home to open a load bearing shear wall. They handled the design, referred us to a very good framer and followed up with a safety inspection prior to drywall. At completion they provided us with a report that will be needed for Resale down the road. This is a five star outfit!

You ask, we answer

Some frequently asked questions:

A standard home inspection provides a general overview of the property’s condition. However, a structural engineering inspection is a specialized, in-depth analysis performed by a licensed professional engineer. We focus specifically on the structural integrity of the home’s foundation, framing, roof, and other critical load-bearing components. This is crucial for identifying potential issues that a standard inspector may not be qualified to assess, especially with the unique architectural and geological challenges in Scottsdale.

Due to the desert climate and unique topography, we frequently encounter issues such as:

Foundation Movement: Caused by expansive soils and changes in moisture.

Stucco and Drywall Cracks: Often a result of extreme temperature fluctuations and settling.

Retaining Wall Failure: A concern for homes built on hillsides or near washes.

Truss Damage: We inspect for issues in attic spaces, which can be affected by both heat and storm damage.

Yes. Even new construction can have structural issues. We recommend an independent third-party inspection to ensure that the builder’s work meets all engineering specifications and building codes. This provides peace of mind and can help you identify any potential defects before they become major problems.

Yes, we are fully licensed and qualified to perform FHA/VA foundation certifications. We will inspect the foundation and provide the necessary documentation to ensure your home meets the specific requirements for government-backed loans.

A proper home inspection will take account of: Physical structure, Roof, sub roof, gutters/leaders, and downspouts. Overall plumbing and electrical systems, heating and air conditioning systems, appliances, foundations, drainage, septic or sewer systems just to cover a few. Every home is unique and inspected accordingly.
